Pros…
- Exposure – through the MLS services, your property gets syndicated (copied and redistributed) massively throughout the internet. This is by far the biggest pro of utilizing a real estate agent (Hint: They all have this, none of them have an edge when it comes to this so don’t let them tell you they do)
- Experience – if you find an experienced land agent, they are worth every dollar you’ll pay them for a commission
- Price – the exposure of the MLS brings more potential buyers and possibly more competition for your property, thus potentially gaining you the highest market price (depending on the 6 key factors to land).
Cons…
- Time – if you don’t price the land correctly, it can sit and sit and sit and sit…if you have it priced over what the market demand is it can sit and actually be a negative to it’s chances for a sale. If you truly want to sell, price it accordingly.
- Cooperating Commissions – most real estate transactions that involve a real estate agent have a Listing Agent and a Selling Agent (aka a Buyers Agent). The listing agent may charge you a percentage, but then “cooperate” or share part of that percentage with the Buyers Agents firm. Ex: Listing agent charges you 8% for the overall sale, but shares 4% with the buyers agent firm. Essentially you are paying 2 firms to sell your property.
- No Land Experience – You have a choice, but many real estate agents focus on houses and finding a really good land specialist agent may prove difficult. We recommend interviewing 3-5 different agents to gather info about their years of experience (not just active brokerage either), references, etc.
- Scarcity of Buyers – the pool of buyers for land is much less than that of houses, it’s just the facts, especially if your land gets above 10 acres. The overall price and price per acre will have a huge impact on the number of buyers you attract even if you list on the MLS with an agent.
Another choice is for sellers to sell land themselves. You do the same work as the agent and are able to save the commission that you’d have to pay the agent, ultimately pocketing a little more cash than if you sold the traditional way.
But many of the same problems exist here, too: Land sellers who choose to sell their land themselves soon find that there really aren’t a lot of vacant land buyers out there. The average person just doesn’t buy vacant land.
